Right now, only about 1% of all homeowners are seriously delinquent, meaning they are more than 90 days behind on their mortgage payments.

To put that in perspective, during the housing crisis of 2008, roughly 9% of homeowners were seriously delinquent.
That’s 1 in 11 homeowners, which is dramatically higher than what we’re seeing today.
This difference alone shows that the current market conditions are far more stable than during the last housing crash.
Not Every Delinquency Becomes a Foreclosure
Another important factor is that being behind on payments does not automatically lead to foreclosure.

The housing market today is fundamentally different from the one that led to the 2008 crash. Lending standards are much stricter, and buyers are generally better qualified.
Additionally, there is still a limited supply of homes available for sale, which continues to support home values in many markets.
The Bottom Line
While foreclosure filings have increased slightly, the data shows this is nothing like the conditions that led to the last housing crisis.
At most, what we’re seeing is a small ripple in the market — not a wave.
